What the yard is actually like
- Fenced all the way round
- Perimeter fencing on every side with one gated entrance. Nobody drives in without a code.
- Cameras running around the clock
- Recording day and night, covering the gate and the aisles. Footage is kept, and we will pull it for you if you ever need it.
- Compacted gravel, graded to drain
- Not grass and not mud. Your tires and jack pads stay out of the soup through a Vancouver Island winter.
- Aisles wide enough to back into
- Laid out so a long trailer can swing in and out without a three-point turn or a spotter.
- Open sky, no height limit
- There is no roof and no power. These are parking stalls, not garages — which is exactly why they cost what they do.

How much does RV, boat or vehicle storage cost in Sooke?
At Sooke Self Storage, an outdoor stall runs from $69 to $149 a month plus GST, depending on length: a jet ski or utility trailer fits the $69 stall, a 45-foot fifth wheel needs the $149 one. Paying a year up front takes 10% off, and your first month is prorated so you only pay from the day you move in. The full size-by-size price table is on this page.
What does the monthly rate actually include?
One numbered outdoor stall on gravel, gate access from 6:00 am to 10:00 pm, seven days a week, and the fenced, camera-monitored yard around it. There is no power, no water and no roof — these are parking spaces, not garages. GST is added on top of the posted rate.
Do I have to sign a long contract?
No. Month to month is the default: you pay on the 1st and you can leave any time with 30 days' notice. If you know you're staying a year, paying up front saves you 10%.
When exactly am I billed?
Your first payment is prorated from your move-in day to the end of that month, so you never pay for days you didn't have. After that it's the full monthly rate on the 1st. Twelve payments a year — we don't use 28-day billing cycles.
If I leave a card, when does it get charged?
Not when you book. The card sits on file until move-in day, and we only start it once we've laid eyes on your vehicle and confirmed the stall fits. From then on the monthly payment comes off automatically on the 1st, and you get a receipt from us each time. You can swap the card or stop it whenever you want.
Do I have to put a card on file?
No. Interac e-Transfer or paying at the office works just as well — plenty of our customers do. The card is only there so you are not writing a cheque every month.
Is my vehicle insured while it's here?
No. Our insurance covers the property, not the vehicles parked on it. Your own policy needs to cover it in storage — most do, and most insurers will drop your premium once the vehicle is off the road for the season. Worth a phone call to your broker.
Can I get in at night?
The gate is open 6:00 am to 10:00 pm, seven days a week. Outside those hours the yard is locked. If you fish early or come back late from a trip, tell us — we can usually work something out.
What if I book the wrong size?
We check the fit against your vehicle's length before you move in, and we'll move you to the right size at no charge. Nobody gets stuck paying for a 45 ft stall for a 19 ft boat.
What can't I store here?
Anything unregistered or undrivable that we haven't agreed to in advance, anything leaking fluids, and nothing that isn't a vehicle, trailer or boat. No living in the vehicles, and no running repairs in the yard beyond basic maintenance.
How do I cancel?
Email or call 30 days before you want to be out, take your vehicle, and hand back the gate code. No exit fee, no forms to chase.
